Why the assessment overstates the value

Why appeals exist
Assessors value hundreds of thousands of homes at once, and they get most of them right. The appeal process exists because the county wants the few high ones fixed too.

Fair questions
- What does the check cost?
- Nothing, whichever way it comes out.
- Is this legal?
- Yes. Utah law allows representative filing and sales-evidence estimates (Utah Code 59-2-1017).
- I just bought my home. Worth checking?
- Especially then. Your own price is the strongest evidence a county accepts.
- Does a lower assessment hurt me when I sell?
- No. Buyers use market comps, not the tax value.
- Who actually files?
- Nobody, until July 2027. The 2026 window closed September 15. When the 2027 values come out we check your home again, and if it qualifies you can file it yourself with our evidence or have us handle it.
- What evidence do counties accept?
- 3 to 5 comparable sales, your own purchase, or an appraisal. We push for five comps when five exist.
- What if my home is newly built?
- Finished-home sales cannot argue against a construction-state value. Your closing documents can.
- How do you know the model is right?
- We test it blind against real sales, county by county, and refuse neighborhoods where it cannot prove itself.
- Will I have to go to a hearing?
- Almost never. Most appeals settle on the written evidence.
